The olive grove
A centuries-old olive grove
Around 230 centuries-old trees of the native "Gentile di Larino" variety. With care you can entrust to local professionals, you can simply enjoy your own oil on the table — or grow it into a small venture, if one day you wish.

The brand
«Antico Uliveto Pastorini»: a bonus, not a business
The property comes with a single-variety extra-virgin olive oil brand and an active e-commerce. It is an opportunity, not an obligation: pursue it if you like, or simply enjoy a lovely story — and excellent oil. The grove is managed seasonally and can be handed over to third parties.
An extra-virgin oil from "Gentile di Larino" olives, hand-picked and cold-pressed, in Molise — the Italian region with the lowest use of pesticides.
«The hard work of the people of Larino is rewarded by the oil of their olive groves.»

The place
Larino, «Urbs Princeps Frentanorum»
Founded by the Osci around the 12th century BC and capital of the Italic Frentani people, Larino is a miniature city of art: Samnite, then Roman, then medieval, today a "City of Oil". An intact old town where Cicero once defended a citizen and where Hannibal and Fabius Maximus faced off — a few minutes' drive from your new home.

2
An amphitheatre carved in rock
Built in the late 1st century AD thanks to a Roman senator's bequest, with an excavation of over six metres into the rock.
3
The 13-spoke rose window
The Cathedral of San Pardo (consecrated in 1319) features a rose window unique of its kind, with thirteen spokes.
4
The world's first seminary
In 1564 Larino opened the first diocesan seminary in Christendom — the very day the Council of Trent was confirmed.
5
A City of Oil
The National Association of "Cities of Oil" was founded right here in Larino, and today brings together around 200 Italian towns.

Retire in Italy: a 7% flat tax made for you
Larino has fewer than 15,000 inhabitants, below the threshold set by the law: foreign retirees who move their residence here can access a 7% flat tax on all foreign income — including pensions — for up to ten years. A concrete reason to retire in Italy (to be confirmed with a tax advisor for your own case).

03
Deed before a notary

The keys
Handed over at the deed itself, together with every document you need to activate the utilities or take them over.
The legal and technical documentation is complete and already verified with the notary: a clean file, ready for the deed of sale.

Frequently asked questions
Can I buy if I am not Italian and do not speak the language?
Yes. Foreign buyers purchase in Italy every day. You need an Italian tax code, issued by the Agenzia delle Entrate; an Italian bank account is not required in most cases. The whole process can be handled in English, with a sworn translation of the deed where needed.
How does the 7% flat tax work?
Retirees who move their tax residence to a southern Italian town under 20,000 inhabitants — Larino qualifies — can pay a 7% flat tax on all foreign income for up to 10 years. Always confirm with a tax advisor.
What are the purchase costs and taxes?
Taxes depend on whether or not you take up residence — primary home or second home — and are calculated on the cadastral value set by the Agenzia delle Entrate, not on the price. To these you add the notary's fee for the deed, an interpreter if needed, and the estate agency. On request we prepare a fairly precise estimate of the total, using average notary and interpreter fees.
Is the olive grove a manageable commitment?
Yes, and it is optional. The care can be entrusted to local professionals: simply enjoy your own oil, or develop the brand — with no obligation whatsoever.
