Privacy Policy

This is a courtesy English translation. The Italian version is the legally binding text.

ANTICO ULIVETO PASTORINI, as Data Controller under EU Regulation 679/2016 (GDPR) and applicable national law, recognises the importance of protecting personal data and treats it as a core objective of its activity. Processing follows the principles of lawfulness, fairness, transparency, purpose and storage limitation, data minimisation, accuracy, integrity and confidentiality.

1. Data controller

ANTONIO PASTORINI, Via Don Carlo Gnocchi 301, 41056 Savignano Sul Panaro (MO), Italy. No Data Protection Officer (DPO) has been appointed, as the conditions under Art. 37(1)(b)(c) GDPR do not apply.

2. Place of processing

Processing takes place at the Controller's premises and at identified third parties.

3. Data collected by this website

This site is dedicated to the sale of a single property. There is no registration and no members' area. Two kinds of data are processed.

a. Data you provide through the enquiry form

Your name and email address (required); country, timeframe, intended use of the property and the text of your message (optional). Alongside these we record the language of the page and the page or search engine you arrived from, which helps us understand which channels work.

We do not ask for and do not collect bank details, identity documents, tax codes or special categories of data.

b. Data collected automatically while you browse

If you consent to statistical cookies, we collect aggregate data about your visit through Google Analytics 4: pages viewed, time spent, device type, country, and interactions with the page (opening photographs, playing videos, downloading the brochure). Your IP address is truncated by Google. Without your consent these tools are not activated.

4. Purposes and legal basis

a. Answering your enquiry

We use the form data to reply, send you documentation, arrange viewings or video calls and manage the sale. Legal basis: pre-contractual measures taken at your request (Art. 6.1.b GDPR) and the consent you give by ticking the box before sending (Art. 6.1.a).

b. Measuring how the site performs

We use aggregate statistics to understand how many people visit, from which countries, and which content proves useful. Legal basis: your consent, which you may withdraw at any time (Art. 6.1.a).

c. Protecting the form from spam

The form is protected by an anti-abuse check. Legal basis: our legitimate interest in preventing automated submissions (Art. 6.1.f).

We do not send marketing communications and we do not sell or share your data with third parties for marketing purposes.

5. Nature of provision

Providing data is optional, but without your name and email we cannot reply. The optional fields simply allow us to give you a more relevant answer; you may leave them blank.

6. Retention

Form data is kept for as long as needed to handle your enquiry and the sale process and, if it does not proceed, for no more than 24 months from the last contact, save for legal obligations. Statistical data is kept in aggregate form for 14 months.

7. Who processes your data

Besides the Controller, your data may be processed by:

Your data is not disseminated. Some providers may process data in the United States: where this occurs, the transfer relies on the European Commission's adequacy decision for the EU-US Data Privacy Framework or on standard contractual clauses.

8. Your rights

At any time you may exercise your rights under applicable law: confirmation of the existence of your data, access to its content and origin, verification of accuracy, integration, update or rectification; where applicable, erasure, restriction, portability and objection; and lodging a complaint with the supervisory authority. To exercise your rights: info@anticoulivetopastorini.com.

Cookies are small files a website stores on your device. This site uses few of them, and only for two purposes.

Technical cookies

These make the site work and remember the choice you make on the cookie banner. They require no consent and cannot be switched off.

Statistical cookies

Set by Google Analytics 4 through Google Tag Manager, they count visits and show which content is being read. They are activated only after your consent, and you can withdraw it at any time by reopening the preferences panel from the banner.

The enquiry form is protected by Cloudflare Turnstile, which checks that the form is being filled in by a person and not by an automated program. It sets no profiling cookies and does not track your browsing across other sites: it collects only the technical signals needed for that check. More in Cloudflare's privacy policy.

You can always block or delete cookies from your browser settings; some site features may then be limited.
